Rental property tax, with the details considered.

A property’s tax position depends on how it is owned, used and financed. We review the information relevant to your circumstances.

Income and running expenses

Bring together rental statements and supporting expenses so the reporting reflects your property’s activities and any private-use periods.

Loans and interest

We consider the use of borrowed funds and available loan records. Refinancing, redraws and mixed private use can require additional information.

Repairs and improvements

Tell us what work was done, when and why. Repairs, initial repairs and improvements can have different tax treatment.

Depreciation information

Where relevant, we review available depreciation schedules and supporting records, and identify whether additional specialist information is needed.

Keep invoices and documents even where you are unsure of their treatment. We can discuss how they relate to your rental reporting or future capital gains calculations.

Estimate your monthly loan repayments.

Explore how the loan amount, interest rate and term affect estimated repayments. This tool estimates principal-and-interest repayments; it does not calculate your property’s tax position.

Enter $1 to $100,000,000, without commas.

Enter 0% to 30%. This is the loan rate, not a comparison rate.

Enter a whole number from 1 to 40 years.

Your repayment estimate

Enter your figures and select Calculate repayments.

Assumes monthly repayments and a constant interest rate throughout the term. Excludes fees, offset accounts, extra repayments and changes to the loan. Totals use unrounded repayments; your lender’s calculations may differ.

Repayments include principal and interest. Principal repayments are not rental interest deductions; the tax treatment of interest depends on the use of the borrowed funds. This estimate is not loan approval, a borrowing-capacity assessment or a recommendation of a loan.

Capital gains support beyond the sale price.

We help organise the information needed to assess gains or losses from property, shares and other investments.

Acquisition and disposal records

Review purchase and sale documents, relevant dates, ownership details and associated costs.

Cost base information

Consider supporting expenditure and adjustments that may be relevant. An expense should not simply be added to the cost base without reviewing its treatment.

Losses and possible concessions

Assess relevant capital losses and whether exemptions or concessions apply to your particular circumstances.

Reporting the outcome

Work through the calculation and the information required for the agreed tax reporting, with explanations of the assumptions and records used.

For property transactions, the contract date can matter to the reporting year. Speak with us before signing rather than waiting until settlement.

Some changes deserve a closer look.

A familiar property can have a more involved tax history. Tell us about changes in use, ownership or your circumstances.

A home that has also been rented

Dates of occupancy, rental use and ownership can affect the review of a main residence exemption. It is not safe to assume a full exemption applies.

Inherited property

The previous owner’s circumstances, relevant dates and the property’s subsequent use may all need to be considered.

Joint ownership or a transfer

Explain who owns the asset and what is proposed. A transfer can require tax consideration even where it is not an ordinary market sale.

Overseas property or residency changes

International connections may add reporting and tax considerations. Provide details of the countries involved and any changes in residency.

Questions about property and capital gains.

A few answers to help you find the right starting point.

Should I contact you before selling a property?

Yes. An early conversation helps identify tax considerations, relevant dates and records needed before you sign a contract.

Is selling my former home always tax-free?

No. The outcome depends on the ownership and use history and your circumstances. Tell us when you lived there, when it was rented and about any overseas connections so we can review the position.

Are repairs and improvements treated the same way?

Not necessarily. The nature and timing of the work matter. Provide invoices and a description of the work so its treatment can be reviewed.

Can you help with an inherited property?

We can review the relevant tax records and circumstances. Estate documents, ownership history and dates may be needed, and legal or valuation input may also be relevant.

Do you help with capital gains on shares?

Yes. We can discuss the acquisition, disposal and transaction records needed for the agreed capital gains calculations and tax reporting.

What if some of my records are missing?

Tell us what is available. We can identify gaps and discuss possible sources of documents rather than making unsupported assumptions.

Does the loan calculator show my tax deduction?

No. It estimates principal-and-interest repayments under the assumptions shown. The tax treatment of interest requires a separate review of the borrowing and its use.
